1.	The proposed construction of a further unit of accommodation to be housed in a very large roof extension, together with the formation of a dormer roof extension on the front of the property, which occupies a prominent location on the sea front, would be an unduly conspicuous feature architecturally out of character with the neighbouring properties. Moreover the provision of a further unit of accommodation constitutes an overdevelopment of the site which currently has eighteen units of accommodation and would create an undesirable precedent for further such extensions to properties in the locality.
