1.	The proposed storage site is located in a mainly rural area close to a number of dwellings and can only be accessed by way of a country lane and an unmade, narrow access track which passes close to several dwellings. It is considered that this is an unsuitable location for the establishment of a business use which detracts from the appearance of the area and from the residential amenity of nearby occupiers through noise and general disturbance.
2.	The track leading to the site is restricted in width and visibility is restricted at its junction with Thrigby Road. This track is considered unsuitable to cater for the traffic movements which the proposal is likely to generate. Furthermore, the additional slowing, stopping and turning movements that the proposal could generate will be detrimental to the safety and free flow of other highway users.
