The proposal to erect dwellings at the rear of existing dwellings, without a proper road frontage and approached by a narrow unmade access road, constitutes a sub-standard layout of land which would result in the loss of privacy and be detrimental to the residential amenities at present enjoyed by the occupiers of the adjacent residential properties. Moreover, if approved the proposal would create an undesirable precedent for further similar developments in the locality.
