1.	The demolition must be begun not later than the expiration of five years beginning with the date of this consent. The reason for the condition is :- Required to be imposed pursuant to Section 18 of the Town & Country Planning (Listed Buildings and Conservation Areas) Act 1990.
2.	No demolition work shall be commenced before a contract for carrying out the refurbishment work as required by condition 2 to the planning permission issued under application No.06/94/1029/F has been entered into. The reason for the condition is :- To ensure that premature demolition does not take place and leave an unsightly finish to the site and the adjoining building long before the refurbishment is carried out. INFORMATIVE NOTE. The applicant is advised that Scheduled Monument Consent must be obtained before any demolition work is commenced and attention is drawn to paragraph 8 of the enclosed guidance note attached to the relevant application form.
