1.	The proposal for the erection of a pair of semi-detached houses on this plot of land with its sharply tapering boundary to the east, resulting in one dwelling sited close to this boundary would give rise to an unnacep- table layout of land detrimental to the residential amenities enjoyed by the occupiers of the adjacent residential properties by reason of over- shadowing, loss of privacy, visual amenities and set an undesirable precedent for further sub-divisions of undeveloped land in the vicinity. Furthermore the elevated position of the plots in relation to the adjoining Townlands development which would increase the problems of overlooking of the adjacent residential curtilages.
