No.Condition Text
1.The private parking court in which the application site is situated was designed and laid out to provide car parking facilities for the residents of, and visitors to, Nos. 25, 27, 29 and 31 Dover Court in accordance with the Borough Council's adopted standards. The Council considers that the proposal would result in a loss of off-street car parking space, that is presently available, to the detriment of the residential amenities of the locality. Moreover, the proposal, if permitted, could set a precedent for the erection of garages, or other buildings, on other car parking spaces within the estate to the further detriment of residential amenity and highway safety.
2.The 'up and over' door on the north side of the proposed building would open out over the service strip adjoining the turning area and this, together with vehicles and/or boats emerging from, or entering, the building would be detrimental to the safety of users of the turning area/ service strip.
3.The proposal would be detrimental to the visual amenities of the locality in that the proposed building would result in the loss of a significant area of existing shrub and tree planting.
