1.	The proposed development would be contrary to the statutory policies in County Structure Plan and the Great Yarmouth South West Area Local Plan with regard to housing development in the open countryside and if allowed would consolidate a small group of dwellings and establish a precedent which would lead to further development. The effect of this would be detrimental to the visual amenities of the open countryside.
2.	The distance of visibility at the proposed access is considered to be inadequate and as such the proposal would be detrimental to the safe and free flow of traffic on the adjoining major trunk road.
