1.Condition 4 of pp. 06/26/0593/CD requires the submission and approval of a Surface Water Drainage Scheme to include the following matters: - Demonstrate regard has been had for the sites infiltration capacity and location of infiltration features, as informed by the approved drainage strategy infiltration areas plan ref: 25394-XX-XX-DR-C - 9000 - Rev. P02; - Demonstrate that natural infiltration is achievable and that post-development runoff rates will be limited to greenfield rates; - Set out the capacity and performance of any existing drainage infrastructure intended to be retained or utilised; - Demonstrate that the proposed development, including any revised layout, pathways or landscaped areas, will not increase flood risk on or off the site; and, - Provide details of the design, location, capacity and long-term maintenance arrangements of all SuDS components proposed. Dwg No. 9400, Rev. P01. - Flood Risk Assessment. Document No. 25394-GAP-XX-XX-RP-C-0001 Rev B dated July 2026. Upon full assessment of the submitted documents, the submitted information listed above is considered acceptable and approved as sufficient to discharge Condition 4 in FULL. The condition now becomes a Compliance condition as this requires that the development if thereafter carried out, managed and maintained in full accordance with the approved details, which shall be provided and made operational prior to the first use of the development hereby permitted, and shall be retained as such thereafter for the lifetime of the development.
