| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 20.03.2026

| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Policy CS9 of the Core Strategy (2015), Policies A1 and H9 of the Local Plan Part 2 (2021) and Policies HEC7 and HOU11 of the Emerging Local Plan as well as Policy 5 of the Belton with Browston, Burgh Castle and Fritton with St Olaves neighbourhood plan. |
| 4. | The tree protection measures recommended within the submitted Arboricultural Impact Assessment (Document No. OAS 26-199-AR01) are to be installed and maintained for the duration of the construction phase.
The reason for the condition is :-
For the protection of trees close to the development during the construction phase in accordance with Local Plan Part 2 Policy E4 and Emerging Local Plan Policy NAT10. |

Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site should be restricted to reduce the likelihood of noise disturbance to:
0730 hours to 1830 hours Monday to Friday
0830 hours to 1330 hours Saturdays
No work on Sundays or Bank Holidays. |
