1.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 20th March 2026 - Drawing No.1 - Materials Specification - Received 20th March 2026 - Drawing No.5 - Proposed Elevations - Received 20th March 2026 - Drawing No.6 - Proposed Section - Received 20th March 2026 - Drawing No.7 - Site Layout (Existing and Proposed) - Received 20th March 2026 The reason for the condition is:- The condition is imposed in order to comply with the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) - Schedule 2, Part 1, Class A.
2.Notwithstanding the details presented in the submitted drawings, the development hereby permitted shall: - not exceed 4.00 meters in depth measured from the exterior or the original wall to the external face of the extension and, - shall not exceed 4.00 meters in width when measured between the opposite external faces of the extension and, - the height shall not exceed 2.80m at the highest section of the roof when measured from the adjacent ground level and, - the eaves height shall not exceed 2.30m when measured from the adjacent ground level. The reason for this condition is: Due to the ambiguity of the dimensions and scale presented in the submitted drawings, if built to the scale suggested on the plans, which differs from that stated on the application form, the development would exceed the limits of the General Permitted Development Order 2015 Schedule 2 Part 1 Class A and not be able to qualify as permitted development and would require a full planning permission.
