No.Condition Text
1.The proposed cladding is not considered to maintain or have had regard to the red brick character of the surrounding street scene which has remained almost entirely intact. The colour and material is not considered to be complementary or sympathetic to the surrounding area. This is further emphasised by the site being on a corner plot highly visible from three elevations and being part of a pair of semi-detached dwellings. The proposed cladding is considered unacceptable in regard to design and character and is not considered to conform with Core Strategy policy CS9, Local Plan Part 2 Policy H9, Emerging Plan Policy HOU11, Design Code Criterion CI1 or CI4 or Section 12 of the NPPF.
2.STATEMENT OF POSITIVE ENGAGEMENT: In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above.
