1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority: - Site Location Plan: Drawing No. OPSL-26-01-12A, received 13th March 2026; - Proposed Elevations and Plans: Drawing No. OPSL-26-01-10B, received 13th March 2026; - Flood Risk Assessment Dated 12th March 2026, received 13th March 2026. The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The development hereby permitted shall be constructed to incorporate the measures proposed in the submitted Flood Risk Assessment, including: floor levels within the proposed development will be no lower than existing levels and flood proofing measures shall include the use of durable construction materials and installing electrical sockets in raised positions. The reason for the condition is:- To ensure the development has adequate resilience to flood risk, and the proposed mitigation measures are considered to be appropriate for this type of development, in accordance with Policies CS13 of the Core Strategy and E1 of the Local Plan Part 2.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
