1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the following plans received by the Local Planning Authority: - Site Location Plan - Received 17/02/2026. - Proposed South and West Elevations - Amended version (revised) - Received 01/05/2026 - Proposed Ground Floor Plan - Received 02/03/2026 - Proposed First Floor Plan - Received 02/03/2026 The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning.
3.The proposed western elevation balustrade as shown on - drawing: Proposed South and West Elevations (revised) - Received 01/05/2026, shall be constructed using opaque frosted glass only and shall be installed with a height of no less than 1.80m for no less than 1.8m length when measures from the rear wall, at which point and reduced height shall be a graduated reduction to no less than 1.15m height. The reason for this condition is: To protect the rear curtilage private amenity spaces of neighbouring dwellings to the West of 29 Poplar Drive, to comply with Policies H9 and A1 of the Great Yarmouth Local Plan Part 2 (2021) which seeks to protect neighbouring amenity.
