| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans, documents and details received by the Local Planning Authority on the 26th February 2026:
- Application area & Land under applicants control - Drawing No.1 - Dated 09/04/24
- Proposed Site Layout - Drawing No.3 - Dated 09/04/2024
- Proposed Layout Plans and Elevations - Drawing No.4 - Dated 09/04/2025
- Flood Risk Assessment For Land Off Thamesfield Way, Great Yarmouth, NR31 0DN, Reference - BF5100/FRA/01 - Dated August 2025
The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning. |
| 3. | The development hereby permitted shall be carried out incorporating the measures to mitigate the risk from flooding in terms of building materials and construction as set out in the submitted - Flood Risk Assessment Reference - BF5100/FRA/01. These mitigation measures shall be retained as such thereafter.
The reason for the condition is :- To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding and to minimise the risk to the occupants in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015). |
| 4. | The Flood Warning and Evacuation Plan submitted as part of the Flood Risk Assessment Reference - BF5100/FRA/01 shall be be made available to all occupiers of the site and management and staff thereof prior to the first use of the portacabin staff office hereby approved. The development shall continue to be operated thereafter in accordance with the Flood Response Plan in perpetuity and all subsequent occupiers shall be advised of this accordingly.
The reason for the condition is: - To minimise the risk to the occupants in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015). |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |

Byelaw 3 (Treated Foul Water)
Should the applicant's proposals change to include the discharge of treated foul water to a watercourse, consent would be required under Byelaw 3.
Section 23, Land Drainage Act 1991
Should the applicant's proposals include works to alter a watercourse, or if works are proposed to alter a watercourse at any time in the future, consent would be required under the Land Drainage Act 1991 (and byelaw 4).
