1.The use of the land hereby permitted allows the Marquee to be erected no earlier than 30th September in any year and the Marquee shall be removed from the land no later than 31st March in each year during the fixed five year period from 30th September 2026 to 31st March 2031. This permission expires on 31st March 2031 and unless on or before this date, an application has been made to retain the Marquee and such application is approved by the Local Planning Authority, the Marquee shall be removed from the site by no later than 31st March 2031. The reason for the condition is:- In order to retain control over the development in the interests of the character and appearance of the local area and the degree of harm to the setting of the Non Designated Heritage Asset in line with Policies CS9 and CS10 of the Joint Core Strategy 2015 and E5 of the Local Plan Part 2 2021.
2.The development shall be carried out in accordance with the following plans and documents received by the Local Planning Authority: - Block Plan with Marquee, scale 1:500 @ A1 - Proposed Ground Floor Plan, scale 1:100 @ A1 - Proposed Elevations - Drawing No. 002-01 - Application for Planning Permission - Planning and Design & Access Statement - [in so far as it relates to Marquee materials] - Noise Management Plan for Brandfords Restaurant & Bar at The Old Hall Hotel, dated 20/11/2025 The reason for the condition is :- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The materials to be used for the Marquee hereby permitted shall be a white uPVC outer cover and an interior aluminium frame as indicated in the Planning and Design & Access Statement. The reason for the condition is :- In the interests of the visual amenities of the area in line with Policy CS9 of the Joint Core Strategy 2015.
4.The outdoor seating area enclosed by the Marquee shall adhere strictly to the conditions set out in the Noise Management Plan for premises known as Branfords Restaurant and Bar at the Old Hall Hotel dated 20/11/2025. The reason for the condition is :- In the interests of residential amenity in line with Policy A1 of the Local Plan Part 2 2021.
