1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the following plans received by the Local Planning Authority: - Proposed floor plan and elevations - drawing No. 02B - Received 20/01/2026 - Location Plan - received 09/01/2026 The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning.
3.The garage hereby permitted shall only be used for purposes that are incidental to the use of the dwelling known as Duck Pond Barn, Beccles Road and the occupiers thereof, and at no time shall it be used for commercial purposes without first gaining the express written permission of the Local Planning Authority. The reason for this condition is:- In the interests of maintaining and protecting neighbouring amenity, and to avoid an adverse impact on the local highway network, in accordance with Core Strategy (2015) Policies CS9 and CS16, and Local Plan Part 2 (2021) Policies A1, H9 and I1.
4.NOTES - Please read the following notes carefully:- If any bats or evidence of bats is identified, then work should stop immediately and a qualified Ecologist must be contacted who will be able to advise on the next course of action, in line with CIEEM's UK Bat Mitigation Guidelines, August 2025.
