1.	The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 6th January 2026. - Location Plan - South Elevation (Revision 1) - Proposed Ground Floor Plan (Revision 1) - Proposed Site Plan (Revision 1) - North Elevation (Revision 1) - East Elevation (Revision 1) - Application Form The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.

The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form submitted 6th January 2026. The reason for the condition is:- In the interests of the visual amenities of the area in line with the conditions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) - Schedule 2, Part 1, Class A and Policy H9 of the Great Yarmouth Local Plan Part 2.
