1.The development must be completed within a period of 3 years starting with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of paragraph MA(2) (5) of Schedule 2 Part 3 Class MA of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2.The development shall be carried out in accordance with the following revised plans and documents received by the Local Planning Authority on 4.01.2026: - Floor Plan - Location Plan - Flood Risk Assessment (received 16.02.2026) - Application Form The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The Flood Warning and Evacuation Strategy included within the Flood Risk Assessment shall be made available to all occupiers of the site prior to the first use of the C3 residential flat hereby approved. The development shall continue to be operated thereafter in accordance with the Flood Warning and Evacuation Strategy in perpetuity and all subsequent occupiers shall be advised of this accordingly. The reason for the condition is :- To minimise the risk to the occupants in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015) and in accordance with the recommendations of the Flood Risk Assessment.
4.INFORMATIVE: Residents are advised to register with the Environment Agency's Flood Warnings Direct service and to prepare a personal flood plan with an associated emergency flood kit should the need arise for its use. This should be communicated to all subsequent occupiers.
