| 1. | Time limit:
The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | Approved Plans and Documents:
The development shall be carried out in accordance with the following revised plans and documents received by the Local Planning Authority:
- Location Plan - submitted 02.01.2026
- Block Plan - submitted 16.01.2026
- Proposed Floor Plan (Dwg. no. 0001) - submitted 16.01.2026
- Vehicular Parking Plan (Dwg. no. 0002) - submitted 18.03.2026
- Noise Management Plan - submitted 25.03.2026
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | Opening hours:
The use of the premises as a dog grooming salon, and appointments for customers, shall not take place outside the hours of use listed below:
09:00 - 18:00 Monday to Saturday
No appointments are to take place on Sundays or Bank Holidays
The reason for the condition is :- To enable the Local Planning Authority to retain control over the site and its intensity of use in the interests of the residential amenities of the occupiers of nearby dwellings in line with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A1. |
| 4. | Use:
The dog grooming salon hereby approved shall only treat dog[s] from a single household at any one time and only up to a maximum of three dogs from the same household and shall be undertaken only on an appointment-only basis.
The reason for the condition is :- To ensure that the number of visitors and dogs is retained to a suitable level in the interests of neighbouring amenity, in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A1. |
| 5. | Appointments:
The dog grooming salon hereby approved shall operate having a minimum 10-minute gap between appointments.
The reason for the condition is :- To ensure dogs from different households do not meet outside the property in the interest of mitigating noise for the benefit of neighbouring amenity, in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A1. |
| 6. | Use/Operation:
The dog grooming salon hereby permitted shall be operated only by the occupier of the main dwelling known as "3 Lord Montgomery Way", and the premises shall not at any time be severed from the curtilage and ownership of this residential dwelling.
The reason for the condition is :- In the interests of the amenities of local residents in accordance with Core Strategy Policy CS9 and Local Plan Part 2 Policy A1. |
| 7. | Noise Management Plan:
The submitted Noise Management Plan referred to in condition 2 above shall be adhered to at all times during the opening hours of the dog grooming salon use hereby permitted.
The reason for the condition is :- In the interests of residential amenity in concordance with Policy A1 of the Local Plan Part 2. |
| 8. | Parking:
Prior to the first use of the development hereby permitted the proposed on-site car and parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved vehicle parking plan referred to in condition 2 above and retained thereafter available for that specific use.
The reason for the condition is :- To ensure the permanent availability of the parking areas, in the interests of satisfactory development and highway safety in accordance with Policy CS16 of the Core Strategy |
| 9. | INFORMATIVE:
Trade Waste: The applicant is advised that businesses require a Trade Waste contract to dispose of all waste associated with commercial activities as stated in the Environmental Protection Act 1990, Section 34. |
| 10. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
