1.The development hereby permitted does not include permission for the proposed front porch canopy shown on the submitted plans ref: Existing and Proposed Plans and Elevations, Drawing no. 2032/1. The reason for the condition is:- The porch canopy represents engineering development which is excluded from the provisions of permitted development allowed under Schedule 2 Part 1 Class AA of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). Specifically, condition AA.1.(k) states that permitted development is limited to the first floor extension, and any other development under these provisions is not permitted if the development would include any engineering operations other than works within the curtilage of the dwellinghouse to strengthen its existing walls or existing foundations.
2.The development of the first floor extension hereby permitted shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 20.12.2025. - Existing and Proposed Plans and Elevations, Drawing no. 2032/1. The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The materials to be used in the external walls and roof of the development hereby permitted shall be of similar appearance to those of the existing building in accordance with the application form received 20.12.2025. The reason for the condition is :- In order to meet the criteria of GPDO Class AA.2(2)(a).
4.ADVISORY NOTE - Please read the following important information carefully:- The Applicant and developer are reminded that to qualify as permitted development the following requirements must be adhered to as set out in Schedule 2 Part 1 Class AA (paragraphs AA.2(3)(b, c, d and e), as repeated below:- b) The applicant / developer must provide the Local Planning Authority with a report, before beginning the development, for the management of the construction of the development, which sets out the proposed development hours of operation and how any adverse impact of noise, dust, vibration and traffic on adjoining owners or occupiers will be mitigated. c) The development must be completed within 3 years starting with the date of this Notice. d) The applicant must notify the local planning authority of the completion of the development as soon as reasonably practicable after completion. e) The notification to be provided pursuant to (d) above must be in writing and include: (i) the name of the developer; (ii) the address of the dwellinghouse; and (iii) the date of completion.
