No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: Drawing No. 2031/1 - Existing and Proposed Details with Location Plan - Dated December 2025 - Received 18th December 2025. The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.There shall be no construction above foundation/DPC/slab level of the development hereby permitted until a sample of the exact type of bricks to be used have first been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out using the agreed materials. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of the materials have not been submitted, in accordance with Core Strategy (2015) policy CS9 and Local Plan Part 2 (2021) policy H9, both of which seek good design standards for the amenity of the surrounding area.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
