| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority. - Proposed Plan and Elevations - Drawing No. 0005; Received 17th November 2025 - Location Plan - Dated 17/11/25 The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning. |
| 3. | The room as shown on plan No. 0005 labelled as "Golf Simulator Room" shall only be for use Incidental to the dwelling house for occupiers of 7 Yallop Avenue. At no time shall the golf simulator room be used commercially. The reason for this condition is: In the interests of protecting neighbouring amenity in accordance with Core Strategy (2015) Policy CS9 and CS16 and Local Plan Part 2 (2021) Policy A1 |
