| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans and details received by the Local Planning Authority:
- Existing and proposed details with Location Plan - Drawing No. 2025/1- Revision A (Feb.'26)1 - Received 17th February 2026.
- Arboricultural Impact Assessment Reference OAS 25-519-AR01 - Received December 2025.
The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning. |
| 3. | Prior to the commencement of development, all tree protection measures including ground protection and fencing must be installed strictly in full compliance with the Aboricultural Impact Assessment Reference OAS 25-519-AR01. No works or related activities are to occur within the Root Protection Area within the fencing.
The tree protection measures shall thereafter remain in place for the duration of the demolition and construction period.
The reason for the condition is : In the interests of ensuring that the onsite trees, which provide a visual amenity benefit to the surrounding area, are not harmed during the construction of the development, in accordance with Great Yarmouth Local Plan Part 2 (2021) Policy E4. |
| 4. | There shall be no construction above foundation/DPC/slab level of the development hereby permitted until a sample(s) of the exact type of cedar wood cladding to be used in the external walls of the development have first been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out using the agreed materials.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of the materials have not been submitted, in accordance with Core Strategy (2015) policy CS9 and Local Plan Part 2 (2021) policy H9, both of which seek good design standards for the amenity of the surrounding area. |
| 5. | All works prior and post development are to be undertaken in accordance with BS5837:2012 throughout construction process and in be strict accordance with the Arboricultural Impact Assessment - Reference OAS 25-519-AR01 - Dated December 2025.
The reason for the condition is : In the interests of ensuring that the onsite trees, which provide a visual amenity benefit to the surrounding area, are not harmed during the construction of the development, in accordance with Great Yarmouth Local Plan Part 2 (2021) Policy E4. |
| 6. | If, during development, contamination not previously identified is found to be present, then no further development shall be carried out in pursuance of this permission until a scheme has been submitted to and approved by the Council as Local Planning Authority detailing
how this contamination shall be dealt with in accordance with the remediation scheme as set out above. Only when evidence is provided to confirm the contamination no longer presents an unacceptable risk, can development continue.
Reason: To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without
unacceptable risks to workers, neighbours and other offsite receptors, in accordance with section 179 of the NPPF. |
| 7. | Due to the close proximity of other residential dwellings and businesses, the hours of any construction or refurbishment works shall be restricted to reduce the likelihood of noise disturbance to:
0730 hours to 1830 hours Monday to Friday
0830 hours to 1330 hours Saturdays
No work on Sundays or Bank Holidays.
The approved plan shall remain in place and be implemented throughout each phase of the development.
Reason: In the interests of the amenities of the locality in accordance with Policy A1 of the Great Yarmouth Local Plan Part 2 |
| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
