| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 10th November 2025:
- Proposed Elevations, Ground Floor Plan & Block Plan, Drawing no.9.
The reason for the condition is:-
For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Policy CS9 of the Joint Core Strategy (2015) and Policies A1 and H9 of the Local Plan Part 2 (2021). |

The applicant, developer and occupants are advised that the Oak Tree located to the rear of the rear garden (north) is protected by a Tree Protection Order (TPO), number TPO 1 1991. It is a criminal offence to undertake prohibited works or wilfully damage or destroy TPO protected trees without gaining formal consent from the Local Planning Authority. A tree maybe impacted both above ground and via its roots. The applicant, developer and occupants are advised not to excavate or store any form of heavy materials within the root protection area (RPA) of the protected tree, nor to undertake works to the canopy without first gaining the express written permission of the local planning authority.
