1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 13 February 2026: - Proposed swimming pool and enclosure 2022/1 Rev A dated February 2026. The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The outbuilding hereby approved shall only be used in an ancillary manner to, and in association with, the use of the main dwelling and shall not be used at any time as a separate and un-associated unit. For the avoidance of doubt, there shall be no operation of the development hereby permitted commercial purposes without first gaining the express written permission of the Local Planning Authority. The reason for the condition is :- To enable the Local Planning Authority to retain control over the development and any future changes of use, in the interests of protecting local amenities and highway safety, in accordance with policy CS16 of the Core Strategy (2015), and policies A1, H9 and I1 of Great Yarmouth Local Plan Part 2 (2021).
4.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the host dwelling in accordance with the details stated on the approved plan. The reason for the condition is :- In the interests of the visual amenities of the area, in accordance with policy CS9 of the Core Strategy (2015), and policies H9 of Great Yarmouth Local Plan Part 2 (2021) and the Great Yarmouth Borough-wide Design Code SPD (2025).
5.Construction work shall not take place outside the following hours:- 0730 hours to 1830 hours Monday to Friday 0830 hours to 1330 hours Saturdays No work on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
