1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the following plans received by the Local Planning Authority: - Proposed Side Elevation 1 - Received 06/01/2026 - Proposed Side Elevation 2 - Received 06/01/2026 - Proposed Floor Plan - Received 23/01/2026 - Existing and Proposed Rear Elevation - Received 23/01/26 - Location Plan and Block Plan - Dated and received 05/02/2026 The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning.
3.The garage hereby permitted shall only be used for purposes that are incidental to the use of the dwelling known as 59 Marjoram Road, Bradwell and the occupiers thereof, and at no time shall it be used for commercial purposes without first gaining the express written permission of the Local Planning Authority. The reason for this condition is:- In the interests of maintaining and protecting neighbouring amenity, and to avoid an adverse impact on the local highway network, in accordance with Core Strategy (2015) Policies CS9 and CS16, and Local Plan Part 2 (2021) Policies A1, H9 and I1.
4.INFORMATIVE / ADVISORY NOTE: Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site should be restricted to reduce the likelihood of noise disturbance to: 0730 hours to 1830 hours Monday to Friday 0830 hours to 1330 hours Saturdays No work on Sundays or Bank Holidays.
