| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plan received by the Local Planning Authority on the 28th October 2025: - Location Plan, scale 1:1250 - Proposed Site Plan; drawing reference: PR01-S-02 001-A1 and the development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 15th December 2025: - Proposed Floor Plans; drawing reference: PR01-P-03 001-A2 - Proposed Elevations; drawing reference: PR01-P-04 001-A2 - Proposed Roof Plans; drawing reference: PR01-P-05 001-A2 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | PRE-COMMENCEMENT CONDITION No development shall take place until such time that an Arboricultural Method Statement has first been submitted to and approved in writing by the Local Planning Authority. The Arboricultural Method Statement shall detail the location where building materials will be stored and outline a strategy for movement of construction machinery that does not impact the Root Protection Area of trees within TPO No.9 1990. The development shall be carried out in strict accordance with the approved Arboricultural Method Statement throughout the course of construction. The reason for the condition is :- To ensure that the protected trees are not adversely impact during the construction of the approved extension; in accordance with Core Strategy (2015) Policy CS11 and Local Plan Part 2 (2021) Policy E4. This condition needs to be a pre-commencement condition as it relates to matters related to the construction of the proposed extension. |
| 4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
