No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received on the 15 October 2025: -Existing and Proposed Plans and Elevations, reference 2016/1 rev A, dated October 2025 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The garage and office hereby approved shall be used solely for purposes incidental to the enjoyment of the dwelling house and shall not be used for any commercial, industrial, or separate residential purposes. The reason for this condition is:- To safeguard the residential character of the area, protect the amenities of neighbouring properties, and ensure that the garage remains ancillary to the main dwelling, in accordance with in accordance with Policy A1 of the Local Plan Part 2 adopted 2021.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
