Permission in principle is hereby granted for the site enclosed by the red line of the location plan (drawing reference: 0517 02 A), and no other details shown on the plan are approved. 2. Notwithstanding the description of proposed development within the submitted application form, the development for which permission in principle is granted, is "residential development of land". 3. Permission in principle is hereby granted for a residential development of 1no. dwelling (Use Class C3) only. 4. Application for Technical Details Consent pursuant to the grant of this permission in principle must be submitted to and determined by the Local Planning Authority no later than the expiry of three years from the date of this permission. |

The applicant is advised that a Unilateral Undertaking or suitable planning obligation will be required to be secure at Technical Details Consent stage if the development is intended to be undertaken as a Self-Build dwelling. 2. The applicant is advised that any design proposed at Technical Details Consent stage would be expected to retain all Category B trees on the site and supporting information such as the Arboricultural Implications Assessment should be updated accordingly. 3.
