The tree provides significant amenity value to the area due to its size and prominent location near a neighbouring Tree Preservation Order (TPO) as well as being individually protected itself, due to a distinctive canopy. The Tree Officer's comments confirm there is no significant impact from the canopy's eastern aspect on the adjacent property, and no evidence suggests a 2m reduction would benefit the tree's health. Consequently, the proposed works lack sufficient justification and would not benefit the tree. Therefore, felling this tree is REFUSED on the points raised above as the application fails to comply with Core Strategy (2015) Policies CS09 and CS11 and Local Plan Part 2 (2021) Policy E4.
