| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area, in accordance with Local Plan Part 2 (2021) Policies A1 and H9. |
| 4. | All arboricultural works and protective measures outlined within the Arboricultural Report (Arboricultural Report: Treecare Consultants Ltd dated 5 February 2026) must be fully implemented and adhered to throughout the entire development process.
The reason for the condition is:-
The existing trees represent an important visual amenity which the Local Planning Authority consider should be substantially maintained, in accordance with Local Plan Part 2 (2021) Policy E4. |
| 5. | Tree work should be carried out by trained, competent and appropriately insured arborists, to a good standard to comply with "BS5837:2012 Trees in relation to design, demolition and construction".
The reason for the condition is :-
To ensure an acceptable standard of work, thereby minimising possible damage and decay/disease in the future, in accordance with Local Plan Part 2 (2021) Policy E4. |

Protected Species: The applicant should note that under the terms of the Wildlife and Countryside Act 1981, it is an offence to disturb nesting birds, bats their roosts and other protected species. You should note that work hereby granted consent does not override the statutory protection afforded to these species and you are advised to seek expert advice if you suspect that nesting birds, bats and other species will be disturbed. |
