1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 5th August 2025 - Proposed Elevations - Drawing number - BL01-P-04- Dated 02/08/2025 - Revision A -Proposed Floor Plan - Drawing Number: BL01-P-02- Dated 02/08/2025 - Revision A -Proposed Front Wall - Drawing Number: Bl01-P-06- Dated 02/08/2025 - Revision A And the following plans received on 26th September 2025: -Proposed Site Plan - Drawing Number - BL01-S-02 - Dated 15/09/2025 - Revision A2 - Site Location Plan - Dated 15/09/25 The reason for the condition is:- For the avoidance of doubt and to confirm what has been approved and in the interests of proper planning.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building. The reason for the condition is :- In the interests of the visual amenities of the area, in accordance with the details stated in the application form and adopted policy CS9 of the Great Yarmouth Core Strategy (2015) and adopted policies H9 and A1 of the Local Plan Part 2 (2021).
4.No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway. Reason: In the interests of highway safety and to be compliant with the Great Yarmouth Local Plan Policy CS16
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.INFORMATIVE NOTE: This proposal involves excavations adjacent to the public highway. It is an OFFENCE to carry out any works that may affect the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicants' responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. 7.INFORMATIVE NOTE: It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land.
