| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans and documents received by the Local Planning Authority:
- Arboricultural Impact Assessment dated November 2025 (received 4 December 2025)
- Block Plan and Garage Plans 1996/2 Rev A dated October 25 (received 2 October 2025)
- Location Plan and Extension plans 1996/1 Rev A dated October 25 (received 2 October 2025.
The reason for the condition is:-
For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The facing bricks to be used in the external walls of the extension hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area, in accordance with Local Plan Part 2 Policies H9 and A1. |
| 4. | Construction work shall not take place outside the following hours:-
07:30 to 18:30 Monday to Friday
0830 hours to 1330 hours Saturdays
No work on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings, in accordance with Local Plan Part 2 Policies H9 and A1. |
| 5. | The development hereby permitted shall be carried out in strict accordance with the submitted Arboricultural Impact Assessment (AIA)(Oakfield Arboricultural Services, dated November 2025).
The approved tree protection measures are to be maintained in good condition and shall be adhered to throughout the construction period. Unless otherwise agreed in writing by the Local Planning Authority, no construction-related activities (for example: storage and/or siting of: vehicles, fuel, materials, site huts or other buildings or ancillary equipment; raising of lowering of ground levels; installation of underground services, drains; lighting of fires etc.) may be undertaken within the identified Construction Exclusion Zones and fenced areas.
In the event that any tree(s) become damaged during construction, the Local Planning Authority shall be notified, and remedial action shall be agreed and implemented. In the event that any tree(s) dies or is removed without the prior approval of the Local Planning Authority, it shall be replaced within the first available planting season, in accordance with details to be agreed with the Local Planning Authority.
Reason for the condition:
To ensure existing trees are protected during construction works in the interests of the visual amenity of the area and the satisfactory appearance of the development in accordance with Local Plan Part 2 Policies E4 and A1. |
| 6. | No root pruning, nor the associated excavation works, shall occur whatsoever until suitable arrangements have first been made with the Local Planning Authority to ensure that fully qualified site supervision will be in place throughout these works. The supervision shall be arranged to ensure that the recommendations contained within the approved Arboricultural Impact Assessment are fully adhered to and that no unforeseen arboricultural damage occurs.
Written notice of the dates requiring supervision shall be given not less than 7 days in advance to the Local Planning Authority Arboricultural Officer.
The reason for the condition is: -
To ensure existing trees are protected during construction works in the interests of the visual amenity of the area and the satisfactory appearance of the development in accordance with Local Plan Part 2 Policies E4 and A1. |
| 7. | The works to trees shall be carried out in accordance with BS 3998:2010 Tree Work - Recommendations and BS 5837:2012 Trees in Relation to Design, Demolition and Construction - Recommendations.
The reason for the condition is: -
To ensure an acceptable standard of work, thereby minimising possible damage and decay/disease in the future, in accordance with Local Plan Part 2 Policies E4 and A1. |
| 8. | INFORMATIVE
STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
| 9. | INFORMATIVE
The applicant is reminded that, under the Wildlife and Countryside Act 1981, as amended (section 1), it is an offence to remove, damage or destroy the nest of any wild bird while the nest is in use or being built. Planning consent for a development does not provide a defence against prosecution under this act. While trees and scrub are likely to contain nesting birds between 1st March and 31st August inclusive buildings can also support nesting birds. If works occur during the nesting period a careful check of the building by a competent ecologist should be undertaken to assess the nesting bird activity on the site during this period and has shown it is absolutely certain that nesting birds are not present. |
| 10. | INFORMATIVE
Occasionally European protected species, such as bats, can be found during the course of the development. In the event that this occurs, it is advised that the developer stops work immediately and seeks the advice of a suitably qualified ecological consultant. |
| 11. | INFORMATIVE
The developer is advised that an Oak tree sited to the south east of the dwelling is now subject to a Tree Preservation Order (TPO No. 20 of 2025). This is identified as T1 within the submitted Arboricultrual Impact Assessment.
A Tree Preservation Order (TPO) is an order made by the Local Planning Authority which makes it an offence to cut down, top, lop, uproot, wilfully damage or wilfully destroy a tree without the planning authority's permission. The Prder was made under the Town and Country Planning (Tree Preservation) (England) Regulations 2012. |
