1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: - Site Location Plan - Received: 26/09/2025 - Block Plan - Received: 18/07/2025 - Proposed Left Elevation - Received: 18/07/2025 - Proposed Rear Elevations - Received: 18/07/2025 - Proposed Right Elevation - Received: 18/07/2025 - Proposed Plan - Received: 18/07/2025 - Proposed Roof Plan - Received: 18/07/2025 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The outbuilding hereby approved shall be incidental to the use of the main dwelling only and shall not be occupied at any time as a separate and un-associated unit of accommodation. The reason for the condition is: - To ensure the outbuilding is not occupied as a separate dwelling as this would result in detriment to the amenities and living conditions of existing neighbouring residents and future residents of the site, contrary to policy A1 of the Local Plan.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
