| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plan received by the Local Planning Authority on 26th September 2025 in so far as it relates to development for the first floor extension:
- Proposed Plans, Elevations, Site Plans; dwg. ref. 25/408/02 Rev B
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The permission hereby granted relates solely to the first floor extension and no permission is granted or implied for the works/alterations affecting the external appearance of the ground floor elevations beneath the proposed first floor extension. Any such development will need to be the subject of a separate application for planning permission.
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 4. | The bedsit shall be constructed so as to provide sound attenuation against external noise and ensure internal sound levels no greater than:
a) 35dB LAeq (16 hour) for daytime and evening use; and
b) 30dB LAeq (8 hour) for night-time use
in line with World Health Organisation guidance, with windows shut and other means of ventilation provided.
The reason for the condition is:- To ensure adequate living conditions for future occupiers and to World Health Organisation guidance levels, in order to accord with policies CS09 of the Core strategy and A1 of Local Plan Part 2. |
| 5. | NOTES - Please read the following notes carefully:-
Construction noise notification:
The applicant is strongly recommended to advise neighbouring businesses and residential occupiers of the proposals, including any periods of potentially significant disturbance e.g. demolition or piling, together with contact details in the event of problems.
Hours of Work:
Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site should be restricted to reduce the likelihood of noise disturbance to:
- 0730 hours to 1830 hours Monday to Friday
- 0830 hours to 1330 hours Saturdays
- No work on Sundays or Bank Holidays.
NOTE TO APPLICANT:
The granting of this planning permission would not override the requirement for the relevant update to the existing HMO licence, and it is advised that the Applicant contacts Great Yarmouth Licencing Team at licensing@great-yarmouth.gov.uk. |
