| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 13 July 2025:
-Existing and Proposed Plans - ref 1994/1 - dated July 2025
and the following document received by the Local Planning Authority on 20 July 2025:
-Heritage Impact Assessment Statement - Undated

For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | No part of the roller shutters (to include the shutter box, supports etc.) shall overhang or encroach upon highway land.
The reason for the condition is :-
In the interests of highway safety, in accordance with Local Plan Core Strategy Policies CS16. |
| 4. | The hereby approved roller shutter shall be finished in green to match the existing shop front and canopy in accordance with the details stated in the application.
The reason for the condition is :-
In the interests of the visual amenities of the area, in accordance with Local Plan Core Strategy Policies CS9 and CS10, and Local Plan Part 2 Policy E5. |
| 5. | The roller shutters hereby approved shall not be in use outside of the following hours:-
09:00 to 17:00 on any given day during June through to September inclusive
09:00 to 16:00 on any given day during October through to June inclusive
with the exception of up to 7 days at any time during the year, and up to a 5 week continuous period during the months of January and/or February.

In the interests of the visual amenities of the area and to support a year round economy, in accordance with Local Plan Core Strategy Policies CS6, CS9 and CS10, and Local Plan Part 2 Policies GY5 and E5. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |

It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land.
