1.The development shall be carried out in accordance with the following revised plan received by the Local Planning Authority on 1st August 2025: - Proposed side extension and loft conversion and extension, Drawing no,1901/1 Rev. A, dated July 2025. The reason for the condition is:- For the avoidance of doubt.
2.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Local Plan Part 2 (2021) Policy A1.
3.Prior to the first use of the development hereby permitted, space shall be provided within the site frontage to enable three cars to park. This area shall be laid out, demarcated, levelled, surfaced, drained and be retained thereafter available for that specific use. The reason for the condition is: To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and to ensure sufficient parking for the enlarged dwelling.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
