| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received on 3 July 2025:
- Location and Block Plans reference A25-0007 001 dated 20 June 2025
and the following received on 3 September 2025:
- Proposed Plans reference A25-0007 003 Rev A dated 2 September 2025
The reason for the condition is:-
For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site should be restricted to reduce the likelihood of noise disturbance to:
0730 hours to 1830 hours Monday to Friday
0830 hours to 1330 hours Saturdays
No work on Sundays or Bank Holidays.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings, in accordance with Policy A1 of Local Plan Part 2 adopted 2021. |
| 4. | The window on the north elevation of the proposed bedroom (as shown on plan reference A25-0007 003 Rev A) shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 which shall be installed prior to the first use of the bedroom and this obscure glazing shall be retained thereafter in perpetuity.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of nearby properties, in accordance with Local Plan Part 2 (2021) Policies A1 and H9. |
