1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: - Site Location and Block Plan at scales 1:2500 and 1:1250 (unreferenced, received on the 20th August 2025) - Floor Plans at scale 1:100 (unreferenced, received on the 28th July 2025) The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The development hereby permitted shall not be occupied otherwise than by a person as his or her Only or Principal Home. For the avoidance of doubt the dwelling shall not be occupied either as a second home or as holiday letting accommodation. The Occupant of the dwelling/s will supply to the Local Planning Authority (within 14 days of the Local Planning Authority's written request to do so) such information as the Authority may reasonably require in order to determine whether this condition is being complied with. Reason for the condition: - To safeguard the sustainability of the settlements in the Winterton Neighbourhood Plan area, whose communities are being eroded through the amount of properties which are not occupied on a permanent basis and to ensure that the resulting accommodation is occupied by persons in compliance with policy HO4 in the adopted Winterton-on-Sea Neighbourhood Plan 2020-30.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
