No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - Site Location Plan (unreferenced) - Proposed Layout Plan, Floor Plans and Elevations; drawing reference: 2537-001 Rev. G (received 26th January 2026) The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.No works in relation to the pergola structure shall commence until such time that details of the roofing materials to be used have first been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter take place in accordance with the approved details and be retained in the approved form. The reason for the condition is :- In the interests of visual amenity; in accordance with Core Strategy (2015) Policy CS9.
4.No use of the extended roof terrace hereby approved shall take place until such time that the glazed privacy screening (as shown on drawing 2537-001 Rev. G) has first been installed in its entirety. This screening shall be obscure glazed to a level equivalent to Pilkington Privacy Level 5. The privacy screening shall thereafter remain in situ for the lifetime of the development. The reason for the condition is :- To ensure that significant adverse levels of overlooking to neighbouring properties does not take place, in the interests of neighbouring amenity; in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A1.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
