| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 22nd August 2025:
- Proposed Plans and Elevations; dwg. ref. C518/PL/01
- Proposed and Existing Site Plans; dwg. ref. C518/PL/03 Rev B
- Proposed Gate; dwg. ref. C518/PL/04
- Location Plan; dwg. ref. C518/LO/01
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The window serving the en-suite at first floor level of the east elevation shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5, which shall be installed prior to the first occupation of the dwelling and such obscure glazing shall be retained thereafter in perpetuity.
The reason for the condition is:- In the interests of the residential amenities of the occupiers of nearby properties, as in accordance with policies CS09 of the Core Strategy and A1 of Local Plan Part 2. |
| 4. | Any gates/bollard/chain/other means of obstruction shall be hung to open inwards and not outwards over the public highway.
The reason for the condition is:- In the interests of highway safety, in accordance with policy CS16 of the Core Strategy. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
