| 1. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 23rd June 2025.
- Proposed Elevations; dwg. ref. CBC-1819201-14 Rev 00
- Existing and Proposed Roof Plan; dwg. ref. CBC-1819201-12 Rev 01
- Location Plan; dwg. ref. CEC-1819201-10 Rev 00
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 2. | The chimney bricks shall be protected and securely stored on site for later reinstatement of the chimney.
The reason for the condition is :- In order that such materials may be reused at a later date, and this feature is retained in accordance with policy CS10 of the Core Strategy and policy E5 of Local Plan Part 2. |
| 3. | Within 3 months of the date of this permission, the chimney pots shall be reinstated on the reduced chimney and retained in situ until the commencement of reinstatement of the chimney or any future redevelopment of the site.

| 4. | NOTES - Please read the following notes carefully:-
Any future full or listed building consent application submitted to the local planning authority to rebuild the dwelling or redevelop the site shall include full details for the retention/re-use of the chimney in the proposed design. |
