1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 16th June 2025: - Location plan, Proposed Plans, elevations and Site Plans - drawing ref. 24/382/01 Rev E - Flood Risk Assessment ref. 3788/RE/06-25/01; prepared by Evans Rivers and Coastal Ltd - Arboricultural Impact Assessment (AIA) ref. OAS 25-290-AR01 prepared by Oakfield The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.There shall be no commencement of development whatsoever until all the tree protection measures as detailed within the Arboricultural Impact Assessment (AIA) ref. OAS 25-290-AR01 have first been installed and brought into use. The approved tree protection measures shall thereafter be maintained in good condition and shall be observed throughout the construction period and the AIA shall be strictly adhered to throughout. In the event that any tree(s) become damaged during construction, the Local Planning Authority shall be notified, and remedial action agreed and implemented in accordance with the agreed details. The reason for the condition is :- To ensure existing trees are protected during site works in the interests of the visual amenity of the area and the satisfactory appearance of the development in accordance with policies CS9 and CS11 of the Core Strategy and E4 of the Local Plan Part 2.
4.(a) The development hereby permitted shall be carried out incorporating the measures detailed within the hereby approved Flood Risk Assessment ref. 3788/RE/06-25/01, prepared by Evans Rivers and Coastal Ltd. (b) There shall be no use of the development hereby permitted until the the premises has been signed up to the Environments Agency's Flood Warnings Direct Service, and a Flood Warning and Evacuation Strategy has been prepared as described within the Flood Risk Assessment. (c) A Water Entry Strategy shall be prepared in accordance with the recommendations of Section 8 of the Flood Risk Assessment report, and shall be implemented and retained during the operation and use of the development hereby permitted. The above measures shall be implemented prior to the first occupation/use of the development hereby permitted, and retained thereafter. The reason for the condition is :- To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding, as in accordance with policies CS13 of the Core Strategy and E1 of the Local Plan Part 2.
5.No cooking or air ventilation extractor system shall be installed on the site without precise details of the equipment first being submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details and shall be retained as such thereafter. The reason for the condition is :- In the interests of protecting local amenity and visual appearance in the Conservation Area, in accordance with Policies CS09, CS10 of the Core Strategy and policies A1 and E5 of the Local Plan Part 2.
6.No part of the proposed structure (the car port, including its foundations, fascia board/rainwater guttering, etc.) shall overhang or encroach upon highway land at any time. The reason for the condition is :- In the interests of highway safety, in accordance with Policy CS16 of the Core Strategy.
7.NOTES - Please read the following notes carefully:- 1. It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land. The highway boundary may not match the applicant's title plan. For further details please contact the highway research team at highway.boundaries@norfolk.gov.uk 2. This premises has a live premises licence on it. Any changes to the licensable area will need to be communicated to the Council's licensing team.
