| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 4th June 2025:

- Proposed Floor Plans, Drawing 03
- Proposed Site Layout (Block Plan), Drawing 02
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated on drawing ref. "Proposed Roof Plan and Rear Elevation Drawing 04".
The reason for the condition is :- In the interests of the visual amenities of the area. |
| 4. | NOTES - Please read the following notes carefully:-
The site is located within Environment Agency (EA) Flood Zone 3. If not already done so, the householder should register with the Environment Agencies Flood Warnings Direct service, a flood plan and an emergency flood kit should be prepared, should the need arise for their use. |
