| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| 3. | The garage hereby approved shall be used solely for purposes incidental to the enjoyment of the dwelling house and shall not be used for any commercial, industrial, or separate residential purposes.
The reason for this condition is:-
To safeguard the residential character of the area, protect the amenities of neighbouring properties, and ensure that the garage remains ancillary to the main dwelling, in accordance with in accordance with Policy A1 of the Local Plan Part 2 adopted 2021. |
| 4. | The driveway length in front of the garage shall be at least 5metres as measured from the garage door to the highway boundary.
Reason: To ensure parked vehicles do not overhang the adjoining public highway, thereby adversely affecting highway users, in accordance with policy I1 - Parking Standards of the Local Plan Part 2 adopted 2021. |
| 5. | The main entrance door on the Eastern Elevation of the garage shall be a roller shutter door, and kept as a roller shutter door for perpetuity.
The reason for this condition is:
In the interests of Highway safety and for vehicles to park close to the door without having to leave sufficient room for a non roller shutter door to swing open, in accordance with policy I1, parking standards of the Local Plan Part 2 adopted 2021. |
