| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plan received by the Local Planning Authority on the 26th June 2025:
- Proposed Elevations, Floor Plans & Block Plan; drawing ref. GJ/25/2182 03 Rev C
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 3. | For the avoidance of doubt, the materials shall be in accordance with the application form and correspondence from the Agent dated 16th June 2025. The development shall be carried out using the agreed materials.
The reason for the condition is :- In the interests of the visual amenities of the area and appropriate design in accordance with policies CS9 and H9 of the Core Strategy and Local Plan Part 2. |
| 4. | NOTES - Please read the following notes carefully:-
Hours of Work:
Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site should be restricted to reduce the likelihood of noise disturbance to:
- 0730 hours to 1830 hours Monday to Friday
- 0830 hours to 1330 hours Saturdays
- No work on Sundays or Bank Holidays.
Chimney Flues:
The Environmental Protection Team recommends that the extract point of flues should be a metre above eaves height to allow sufficient gas dispersal. Flues should not be installed directly next to opening windows.
The installation of all flues should be in accordance with Building Regulations and meet the manufacturers recommendations. |
