| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans and details received by the Local Planning Authority on the 18th March and 27th June 2025:
- Site Location Plan - Dated March 2025 - Received by the Local Planning Authority on 18th March 2025
- Proposed Plans & Elevations - Drawing Number: 3341.25.3 - Received by the Local Planning Authority on 27th June 2025
- Existing & Proposed Block Plans - Drawing Number: 3341.25.2 - Received by the Local Planning Authority on 27th June 2025
The reason for the condition is:-
For the avoidance of doubt to confirm what has been approved and in the interests of proper planning. |
| 3. | The development hereby permitted shall be constructed using external materials to match as closely as possible the materials of the adjoining buildings, as indicated in the approved plans and application form.
The reason for the condition is:-
To minimise the impacts of the development on the setting of the nearby listed building and ensure the harm is minimised to a level which will ensure it is outweighed by the benefits of the development, in accordance with policies CS10 of the adopted Core Strategy (2015) and E5 of the adopted Local Plan Part 2 (2021), and to ensure the development complies with paragraphs 207 and 208 of the National Planning policy Framework. |
