1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 18 March 2025: - Unreferenced Plan, entitled Abbeyfield, 77-79, Lawn Avenue, Great Yarmouth, Norfolk, NR30 1QS (submitted as Site Location Plan), undated - Plan no. 24247 SK-101 revision B, entitled 3D View of Escape Stairs, dated 11 March 2025 - Plan no. 24247 SK-102 revision B, entitled Plan and Elevations - Section Size Details, dated 11 March 2025. - Plan no. 24247 SK-103 revision B, entitled Plan and Elevations - Section Size Details, dated 11 March 2025. - Plan no.24247 SK-104 revision B, entitled Foundation Plan, Dated 11 March 2025 And the following revised plan received by the Local Planning Authority on 3 April 2025: - Plan no.24247 SK-100 revision C, entitled General Arrangement Plans & Elevations, dated 3 April 2025 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
3. | No installation of the staircase hereby approved shall take place until such time that the exact types and colours of the materials for the proposed first floor screen have first been submitted to and approved in writing by the Local Planning Authority. The screen shall be installed in accordance with the approved details prior to the first use of the staircase and shall be retained thereafter for the lifetime of the development. The reason for the condition is :- In the interests of the visual amenities of the area and neighbouring residents, in accordance with adopted policy CS9 of the Core Strategy and adopted policy A1 of the Local Plan Part 2, as precise details of the materials have not been submitted. |
4. | There shall be no use of the staircase hereby approved until the first floor screen has first been installed in strict accordance with the approved plans. This screen shall then be retained as such for the lifetime of the development. The reason for the condition is:- In the interests of protecting the amenity to neighbouring dwellings, in accordance with adopted policy CS9 of the Core Strategy and adopted policy A1 of the Local Plan Part 2. |
