| 1. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 23rd June 2025:
- Block Plan, Drawing Number: 0160, Revision: P3, Dated: 01-2025;
- Proposed Site Plan, Drawing Number: 0180, Revision: P2, Dated: 01-2025;
- Proposed Plans and Elevations, Drawing Number: 3000, Revision: P2, Dated: 01-2025;
and the following plan received by the Local Planning Authority on 19th February 2025:
- Location Plan, Undated.
The reason for the condition is:-
For the avoidance of doubt to confirm what has been approved and in the interests of proper planning. |
| 2. | Within 3 months of the date of this permission the on-site car parking / turning area shall be laid out and demarcated in accordance with the approved plan: Proposed Site Plan, Drawing Number: 0180, Revision: P2, Dated: 01-2025, and shall be retained thereafter available for that specific use.
Reason: To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety in accordance with Core Strategy (2015) Policy CS16 and Local Plan Part 2 (2021) Policy I1. |
| 3. | The swimming pool use hereby permitted shall only be made available to users either residing at the dwelling known as Mill House, 64 North Road, Ormesby St Margaret, for their domestic recreational use, and to members of the public where they have made an advanced booking.
Non-domestic use shall be limited to being operated for pre-booked customers/visiting members of the public only, and shall be available as such only between the following hours:
9am - 5pm Tuesday to Saturday.
For the avoidance of doubt the swimming pool shall not be made available for use by customers/visiting members of the public outside the hours of 0900 and 1700 on Tuesday to Saturday.
Reason: In the interests of maintaining residential amenity and ensuring the development operates within the parameters which have been applied for as a low-intensity community facility, noting the site's position in a less sequentially-preferable location for any more intensive a use, and to protect and maintain highways safety in accordance with Policies CS2, CS15 and CS16 of the adopted Core Strategy (2015) and Policies A1 and I1 of the Local Plan Part 2 (2021). |
| 4. | When used as a public swimming pool pursuant to Condition 3 of this permission, use of the pool and ancillary facilities shall not exceed 6 individuals at any one time.
Reason: In the interests of maintaining the use as a community facility, protecting residential amenity and highways safety and to promote sustainability, in accordance with Policies CS2, CS9, CS15 and CS16 of the adopted Core Strategy (2015) and Policies A1 and I1 of the Local Plan Part 2 (2021). |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
