1.The development hereby permitted must be begun before the expiry of FIVE YEARS from the date of this notification. The reason for the condition is: To comply with Schedule 2, Part 16, Class A.3 (11)(b) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (As amended).
2.The development hereby permitted shall be carried out in accordance with the application form, and revised plans and drawings and other documents and details received as listed below: - Cabin Layout, Drawing number 1498593-02-101-MD009 Rev 9, Dated 17/12/2024 - Location Plan, Drawing number 1498593-00-004-ML001 Rev 1.A, Dated 22/11/2023 - Proposed Site Plan, Drawing number 1498593-02-100-MD009 Rev 9, Dated 17/12/2024 - North Elevation Proposed, Drawing number 1498593-02-150-MD009 Rev 9, Dated 17/12/2024 - ICNIRP Certificate, dated 07 August 2024 The reason for the condition is: For the avoidance of doubt and to ensure the satisfactory development of the site in accordance with the specified approved plans, as required by Schedule 2, Part 16, Class A.3 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (As amended).
3.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.

5.NOTES - Please read the following notes carefully:- 2 The applicant's attention is drawn to the requirements of the Town and Country Planning (General Permitted Development) (England) (Amendment) (No. 2) Order 2016 Condition A.2 (2) (a) and (b) requiring the removal of the electronic communications apparatus from the land or building on which it is situated as soon as reasonably practicable after it is no longer required for electronic communications purposes and restoration of the land or building to its condition before the development took place, or to any other condition as may be agreed in writing between the local planning authority and the developer.
6.INFORMATIVE: If any works to trees are to be undertaken, these should be carried out outside of the bird nesting season (February to August). In addition, a Preliminary Bat Roost Appraisal would need to be carried out to establish the presence of any bats that could be affected by tree works.
